  • Yes. Parking is available both on the surface and underground, starting at $40/month. We also
    offer large underground storage units (9x10 feet) for $100/month.

     

    Our storage units are thoughtfully constructed, with 6-inch concrete blocks and secured with steel doors—providing better protection from dust, moisture, and damage. They are also ventilated. A more durable, secure, and premium storage option.

  • Water and hot water are included. Heat and air conditioning (power) are separately metered and paid by tenants.

     

    This setup is required under programs like LEED and CMHC’s energy efficiency guidelines, which encourage responsible energy use. It also allowed us to install a top-of-the-line, ducted Daikin HVAC system—typically found in high-end homes, this is the first apartment building in the province to install this system—for individually controlled heating and cooling. To support this, the building has been over-engineered with best-in-class insulation for maximum efficiency. See below for more details.

  • Heating and cooling costs can vary and depend on personal habits. While the building features a high-efficiency system, actual usage—like how often you adjust the thermostat, keep windows open, or run heating and cooling, will influence your monthly cost.

    That said, here are a few features that help maximize efficiency in your unit:

    • Daikin Ducted HVAC unit
      These award-winning HVAC systems are known for their efficiency, quiet performance, and year-round comfort. They’re designed specifically for cold climates while remaining power-efficient.

    • Back-up heating element
      Installed to boost efficiency on the coldest days. This electric element preheats incoming air, so the system doesn’t need to work as hard—delivering warm air quickly and efficiently. It will operate even if the outdoor compressor isn’t running.

    • Above-window acoustically sealed quiet vents/grills
      For discreet, quiet heat and AC distribution throughout the unit.

    • Over-engineered R29 insulation
      Exterior walls are spray-foam insulated beyond the standard R24 code, providing superior heat and sound insulation as well as an enhanced vapour barrier.

    • Triple-pane windows & patio doors
      Premium, soundproofed windows that offer top-tier insulation—keeping warmth in during winter and unwanted heat out during summer.

  • No, pets are not permitted in this building.

     

    Many of our tenants specifically choose our properties because they are pet-free, ensuring a quieter and allergen-reduced environment. While we understand the importance of pet-friendly housing, this building was not designed with that in mind. We hope to offer a future development that accommodates pets with appropriate design, noise control, and pet-friendly features.

  • No. Smoking is not permitted anywhere inside the building, including individual apartments and balconies. Tenants and guests must leave the property to smoke. This policy helps maintain a clean, healthy living environment for all residents.
